Kensignton Cottage
San Diego, California
Residential
A compact ADU transformation designed to function as both a refined guest retreat and a revenue-generating vacation rental.
Located in San Diego, California, Kensington Cottage began as an existing accessory dwelling unit (ADU) situated on a residential property.
Irwin Raymond was engaged to reimagine the small structure as a multifunctional environment—serving both as a short-term vacation rental and as a welcoming guest house for friends and family. The objective was to elevate the character of the space while maintaining budget discipline and maximizing long-term utility.
The project required thoughtful spatial efficiency and intentional design restraint.
The Challenge
The success of this project required balancing aesthetic refinement with spatial and financial constraints.
Key challenges included:
Designing within a compact footprint
Repurposing an existing ADU structure efficiently
Maintaining strict budget alignment
Creating multifunctional flexibility without overcrowding the space
Elevating perceived value within modest square footage
The environment needed to feel intentional and complete—despite its scale.
Our Strategy
We approached the project through a small-space residential framework—prioritizing clarity, warmth, and spatial flow from the outset.
Our strategy focused on:
Simplifying the architectural language to maximize visual openness
Introducing distinctive yet restrained design moments to elevate character
Selecting finishes that provide durability while maintaining warmth
Creating flexible layouts that support both short-term and personal use
Designing within budget parameters without compromising design integrity
Every decision reinforced the goal of making the space feel calm, cohesive, and highly functional.
The Design Solution
The final design introduces a tranquil green kitchen as the visual anchor of the home—bringing warmth and personality to the compact interior.
Arched doorways and windows soften transitions between rooms, adding architectural character while enhancing the sense of flow. A restrained material palette supports cohesion, while subtle detailing introduces depth without visual clutter.
The result is a small-scale residence that feels curated and welcoming—balancing charm with functionality.
The Result
A design-forward ADU that enhances the overall property offering.
Kensington Cottage now serves as:
A fully operational income-generating rental property
A flexible guest retreat for friends and family
An elevated small-space living environment with strong perceived value
The transformation demonstrates how disciplined design can maximize both lifestyle utility and financial return within limited square footage.
